Sell And Rent Back Your Hunting Property

Although the real estate market is currently experiencing a downturn, it still has the potential to be a money maker. While an investment firm has the capital to last through short-term fluctuations, an individual investor lacks the same resiliency. You are better off selling a hunting property than keeping it in your portfolio. At times of economic uncertainty, diversified investments are the safest.

The rental home industry changes so quickly that the research and knowledge required for wise investment decisions is beyond the ability of the ordinary investor. As such, the investments of small investors perform best when managed by investment experts as part of a broad portfolio.

Back in the 1990s and early 2000s, a lot of aggressive investors were able to make a great deal of money buying houses for quick sell. But now that the real estate market is contracting, a different strategy is called for: sell and rent back. With this method, the property is sold to another owner but is used as a rental.

Many investors who try to diversify their portfolios suddenly find that they could enjoy better returns in other investments, but do not have enough liquid funds to take advantage of these opportunities. One way to get some additional money is to use their residences or vacation properties as homes for rent back. By doing so, they will still get to use and live in their properties. Using a sell and rent back method, they can have the freedom to make lucrative investments yet still enjoy security as well.

An investor who enjoys hunting and otherwise spending time outdoors will find the sell and rent back paradigm especially appealing. It had made sense to own vacation property that was only occasionally used, because urban sprawl made that property an excellent investment. However, this is no longer true. An outdoorsman will now do better by selling off such properties that he doesn't frequently use.

You can get the best of both worlds by renting your hunting property to a well-funded capital investor. The financial assets would be put to a better use, and one can write off the leisure expenses in tax-friendly way. This is especially true when a business justification for using the rented property is available, which is often the case in these matters.

The real estate market boom of the nineties and early 2000's made it possible for many people to make large amounts of money by buying houses for quick sell. Now that the real estate market has changed and is contracting in many parts of the country an opposite strategy makes more sense. Investors can free up the capital tied up in real estate for other investments while still retaining the use of the property by employing the sell and rent back model, under which their personal residence and vacation cottages are available as homes for rent back.
